If you cannot see your ideal home on our Website or if you are looking around for a rental property in the near future then register your details with Ash, Percy & Jackson, either on-line or over the phone, and we shall contact you with details of any properties that we believe will become your perfect home.

When you find a place through us we’ll make things as easy as we can, starting with this step by step guide to the process:

Which Property?
The more you know about what you want, the easier your search will be. Before you even start looking, make a list of what’s important to you.

Register Your Interest

To avoid disappointment, it is recommended to arrange a viewing at your earliest opportunity.

Ash, Percy & Jackson will contact you via email confirming the address of the property and the time and date of the viewing.

Please note if you are running late or no longer want to view a property please ensure you contact us before the viewing, if you fail to turn up for a viewing that was pre-arranged and have not informed us your details may be removed from our database.

Agreeing the Let (Pre-application)
Once we have found you a property that you believe could become your home, we will fill out an application form taking details of each adult over the age of eighteen, once you have read and signed our terms and conditions and return all paperwork to us along with your administration fee, we will be taken off the market.

All offers are subject to contract and the administration costs are set out in our terms and conditions.

Agreeing the Let (Post-application)
Applications for a tenancy are independently assessed by LETSURE a credit referencing agency.

Your application form will be processed in strictest confidence, and will normally be processed within 72 hours.

If you are self-employed – Where an employer’s reference is not available, for example if you are self-employed, we shall require a reference from an accountant or other financial reference.

Tenancy Agreement
Ash, Percy & Jackson will handle the paperwork and provide a tenancy agreement for you and your landlord to sign.

We are happy to assist with any questions you may have and walk you through the terms of the tenancy agreement, remember the tenancy agreement is a legally binding document and should only be signed if you want to be bound by the terms.

As part of the agreement we provide an inventory that will list items in the property along with back up photos, this will be supplied to you and the landlord.

An advance rental payment is required prior to the move in date. In most cases you will be required to pay one month’s rent in advance and a rental deposit equivalent to one and half months rent.

As per recent legislation, your deposit will be held by a third part as part of the TDPS (Tenancy Deposit Protection Scheme).

We will give you the keys to your new home and dependant on the management type a check-in may be arranged for you.

Check-in will take place with an APJ Ltd representative to go through the inventory and ensure you are happy with the property.

Late Rent – Interest on rent arrears accrues from day one if the rent is not paid within 14 days of the rent due date. Interest is limited to 3% over the Bank of England base rate.
